A renovation roadmap.
Illustrated.
Fictional example only. This invented brief shows the structure of a roadmap; it is not a client project or property assessment.
Scope and fixed fee agreed before work starts. Your enquiry carries no payment commitment.
Example brief
A homeowner wants to update a kitchen and adjacent dining area, retain the existing flooring where feasible, and improve storage. Dimensions, services and the condition of existing installations have not been verified.
Priorities
1. Confirm practical circulation and storage needs. 2. Establish the work needed before comparing prices. 3. Separate essential works from optional finishes.
Before requesting quotations
Arrange a measured survey and relevant specialist checks. Confirm retained items, appliance requirements and access constraints. Identify any approvals needed with the appropriate local professional.
Budget structure
Use separate categories for surveys/design, enabling works, cabinetry, appliances, surfaces, lighting, finishes and installation. Record what each quotation includes, allowances, exclusions and tax treatment. All amounts are blank in this example; no market prices or total cost are implied.
Questions for contractors
Who measures before manufacture? What removal and disposal are included? Who coordinates plumbing and electrical works? Which finishes and installation items are excluded? What are the proposed stages, lead times and payment milestones?
Decision sequence
Confirm the brief and verified constraints → agree the scope → request comparable quotations → resolve exclusions → select suppliers → confirm the programme and written responsibilities.
